Interior

This lakeview 2 ½ story cottage has an all pine interior. There is a side entrance door and also French doors leading to lakefront deck area. Cathedral ceilings and floor to ceiling windows offer incredible views of the outdoors. Multiple levels allow for privacy. Upper living area has an additional open area to above reading/meditation nook with two sky lights and an octagonal window that overlooks the lake. The main living area is spacious and includes a carpeted living room with sofa, love seat and large built in TV. The bright kitchen has new ceramic tile. The adjoining dining area easily seats 6-8. Additional seating for 4-6 is available in the sunken hardwood eating area near the wood burning stove. The lower level provides a separate living space with table, chairs and sofa. Exterior door on lower level, along with newly renovated 2 pc bathroom. Note: We ask that outdoor shoes not be worn on the carpeted area of the cottage.

Exterior

French doors from cottage lead to large wrap around upper deck. Deck has an outdoor breakfast nook with table and chairs along with a wicker furniture seating area. Steps lead to a large grassy waterfront area with a small sandy play area that is great for kids. If adventuring from the sandy play area, there is predominantly flat rock/hard sand bottom. Water shoes are recommended. If you are bringing your boat, there is a 60' dock that will accommodate it. Mature trees provide shaded areas. Lot is 200 feet deep with a 61 foot shore line. Incredible sunsets. Large fire pit for late night bonfires.

Rental Rates

Rental rates include all booking fees and taxes, if applicable. Based on 8 people. $210/extra person. 12 people maximum. Children under 1 year of age are free.

House Rules & Cancellations

REQUIREMENT: Before accepting or sending an offer, we will request necessary personal & group information. With this information, a Cottage Rental Agreement (CRA) will be issued (containing property & booking details) that will need to be signed by all guests (age 18+) staying at the cottage. Please read below for a “sample" Cottage Rental Agreement + Liability Waiver.

Terms and Conditions
(Specific terms and conditions may vary according to each cottage)

Cottage Cleaning
Unless extra cleaning service is purchased and specified in your contract, the cottage must be left in the same condition as you found it, ready for the next visitors (specific details will be in the final Cottage Rental Agreement).

Garbage
All garbage and recycling disposal is the responsibility of the rental client. Garbage is to be placed in garbage bags/recycling boxes and stored safely so that animals cannot get into it. Information and location of the garbage dump specific to the cottage will be provided in the final Cottage Rental Agreement.

Water/Plumbing/Septic System
There are strict rules with regards to septic systems. Failure to follow these rules may result in thousands of dollars in repairs.
1. Only bodily waste materials and toilet paper can be flushed down the toilet. NO FEMININE/BABY PRODUCTS: TAMPONS, PADS, DIAPERS, WIPES.
2. Do not put any solid waste materials or grease down the sink drains.

As most cottages draw water from the lake and only some have water purification systems, you may wish to bring your own drinking water.

Camp/Cooking Fires
Small campfires are permitted as directed by the Ministry of Natural Resources. Please identify and adhere to local fire bans when imposed by local authorities (especially during dry/fire season). Do not burn plastic, tin cans, glass, or any other items that should not be in the fire. Always drown out your fire with plenty of water when left unattended, in particular before going to bed. For the use of firewood, there may be a charge from the owner, approx. $25.00 per cart/wheelbarrow.

No Extra Guests/Parties
If you plan on having any additional guests, you must request permission from the owner.

No Smoking
All of our cottages are Non Smoking of any kind in the interior (specific details will be in the final Cottage Rental Agreement).

Pets
If your pet has been approved by the cottage owner, you are solely responsible for its actions and whereabouts (specific details will be in the final Cottage Rental Agreement).

Damage Deposit
If there is any damage to the cottage the claim will be handled between the client and Airbnb.
If there are any noise complaints from the neighbours &/or if the Police are called to the cottage for any negative reason, the owner will have the right to hold back some or all of your damage deposit. Some of this money held back may or may not go to appease the neighbours who have been inconvenienced.

Cancellation Policy:
Any cancellation by the rental client must be in writing and emailed to Kawartha Cottage Vacations admin@kawarthacottagevacations.ca On receipt of such notice, we shall endeavour to re-rent the property for the period of the original booking. Any cancellation must be at any time but no less than 90 days prior to the original date of check in.
If we are successful in re-renting, the cancelling client will be reimbursed all original funds minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If we are unsuccessful in re-renting the cottage, all original funds (minus the $150.00 KCV Administration Fee) can be put forward to another cottage rental, at this same cottage, within 1 year (no later than 1 year of your original rental date), during the same season of the next year, of the original rental date (based on availability and at the advertised rates in existence at the time of rebooking).
All “extra persons fees” are non-refundable
If the cancellation notice is less than 90 days prior to the check-in date, and we are unsuccessful in re-renting the cottage for the same dates, all funds will be forfeited. If, however, we are successful in re-renting the cottage for the same dates, the cancelling client will be reimbursed 50% of the original funds paid minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If the outstanding balance of the rental fee as per the CRA is not received at least 28 days prior to the commencement of your rental period and you have not notified us to admin@kawarthacottagevacations.ca, the owner will have the right to cancel your reservation and your deposit is forfeited.

Amendment Policy:
Any amendment or revision to the CRA (Cottage Rental Agreement) requested by the rental client will be subject to a non-refundable fee of $30.00 for each amendment.
