Rylott’s Retreat is a private and cozy four-season cottage nestled among the trees on Raccoon Lake, a small land locked lake. Start your day relaxing on the deck with your morning coffee or chill on the lower patio while taking in the view and sounds of nature. Enjoy time by the water on the stunning granite beach, sipping a refreshing drink sitting on the dock, or cooling off with a dip in the clear water. Go fishing for bass and muskie with the optional 14’ fishing boat, or a gentle paddle across the clear water in the canoe, row boat or paddleboat provided for your enjoyment. For more activity, have a friendly game of horseshoes or bocce ball on the ample grass area.
If weather chases you indoors, head to the games room above the garage and engage in games of shuffleboard, bumper pool or poker, or simply relax watching the big screen TV. Have your meals outdoors on the upper deck that offers sun and natural tree canopy shade throughout the day. Add fresh flavour to your meals with fresh cuttings from the herb garden. End your day soaking in the beautiful sunsets while gathered round either fire pit close by the water or close by the cottage– excellent spots for spending family time under the stars, enjoying a campfire and roasting marshmallows. In colder weather, cozy up in front of the family room or games room fireplace or the main floor wood stove, savouring the relaxing warmth.

House Rules & Cancellations
REQUIREMENT: Before accepting or sending an offer, we will request necessary personal & group information. With this information, a Cottage Rental Agreement (CRA) will be issued (containing property & booking details) that will need to be signed by all guests (age 18+) staying at the cottage. Please read below for a “sample" Cottage Rental Agreement + Liability Waiver.

Cottage Cleaning
Unless extra cleaning service is purchased and specified in your contract, the cottage must be left in the same condition as you found it, ready for the next visitors (specific details will be in the final Cottage Rental Agreement).
Garbage
All garbage and recycling disposal is the responsibility of the rental client. Garbage is to be placed in garbage bags/recycling boxes and stored safely so that animals cannot get into it. Information and location of the garbage dump specific to the cottage will be provided in the final Cottage Rental Agreement.
Water/Plumbing/Septic System
There are strict rules with regards to septic systems. Failure to follow these rules may result in thousands of dollars in repairs.
1. Only bodily waste materials and toilet paper can be flushed down the toilet. NO FEMININE/BABY PRODUCTS: TAMPONS, PADS, DIAPERS, WIPES.
2. Do not put any solid waste materials or grease down the sink drains.
As most cottages draw water from the lake and only some have water purification systems, you may wish to bring your own drinking water.
Camp/Cooking Fires
Small campfires are permitted as directed by the Ministry of Natural Resources. Please identify and adhere to local fire bans when imposed by local authorities (especially during dry/fire season). Do not burn plastic, tin cans, glass, or any other items that should not be in the fire. Always drown out your fire with plenty of water when left unattended, in particular before going to bed. For the use of firewood, there may be a charge from the owner, approx. $25.00 per cart/wheelbarrow.
No Extra Guests/Parties
If you plan on having any additional guests, you must request permission from the owner.
No Smoking
All of our cottages are Non Smoking of any kind in the interior (specific details will be in the final Cottage Rental Agreement).
Pets
If your pet has been approved by the cottage owner, you are solely responsible for its actions and whereabouts (specific details will be in the final Cottage Rental Agreement).
Damage Deposit
If there is any damage to the cottage the claim will be handled between the client and Airbnb.
If there are any noise complaints from the neighbours &/or if the Police are called to the cottage for any negative reason, the owner will have the right to hold back some or all of your damage deposit. Some of this money held back may or may not go to appease the neighbours who have been inconvenienced.
Cancellation Policy:
Any cancellation by the rental client must be in writing and emailed to Kawartha Cottage Vacations admin@kawarthacottagevacations.ca On receipt of such notice, we shall endeavour to re-rent the property for the period of the original booking. Any cancellation must be at any time but no less than 90 days prior to the original date of check in.
If we are successful in re-renting, the cancelling client will be reimbursed all original funds minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If we are unsuccessful in re-renting the cottage, all original funds (minus the $150.00 KCV Administration Fee) can be put forward to another cottage rental, at this same cottage, within 1 year (no later than 1 year of your original rental date), during the same season of the next year, of the original rental date (based on availability and at the advertised rates in existence at the time of rebooking).
All “extra persons fees” are non-refundable
If the cancellation notice is less than 90 days prior to the check-in date, and we are unsuccessful in re-renting the cottage for the same dates, all funds will be forfeited. If, however, we are successful in re-renting the cottage for the same dates, the cancelling client will be reimbursed 50% of the original funds paid minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If the outstanding balance of the rental fee as per the CRA is not received at least 28 days prior to the commencement of your rental period and you have not notified us to admin@kawarthacottagevacations.ca, the owner will have the right to cancel your reservation and your deposit is forfeited.

Any amendment or revision to the CRA (Cottage Rental Agreement) requested by the rental client will be subject to a non-refundable fee of $30.00 for each amendment.
