Our cottage sits on a beautiful tree lined bay on Jack Lake in the Kawartha Lakes Region, a 7 min drive from the quaint town of Apsley. It is well situated: Toronto (2 ¼ hr), 1 hr north of Peterborough, 30 min south of Bancroft, and 30 min northeast of Lakefield. It is well located with a private beach and eastern exposure where you can delight in the gorgeous sunrise. Relax in the oversized hammock, with a stunning view. The property is a perfect site for children of all ages with a private beach and yard for playing activities such as catch, outdoor 6 foot Jenga, badminton, ladderball, custom monkey bars between two trees and much more. There is a fire pit for your use. The expansive 97 feet of sandy beach shoreline offers excellent swimming or you can dive off the 20’ dock. A canoe, multiple adult lifejackets, 2 child sized kayaks (each holds up to 140 lbs), a paddleboat, sand toys and relaxation flotation devices are available for your use. Enjoy the large deck with BBQ, chimenea and covered outdoor dining area in addition to the two oversized picnic tables on the property.

Jack Lake is excellent for bass, pickerel, perch, muskie and carp fishing. Many large fish have been caught right off the dock.

Interior

Our cottage is a non-smoking cottage that is very clean and well taken care of. The front of the cottage consists of a great room (kitchen, dining room and living room) with a 20’ vaulted ceiling, ceiling fan and windows across the entire front creating a fantastic panoramic view of Jack Lake. The 4 bedrooms (3 of which have ceiling fans), laundry room with full sized washer and dryer, fully equipped games closet and the 4 piece bathroom are located across the back half of the cottage. There is a high vaulted beautiful red pine ceiling with ceiling fan and dimmer switch for lights. There is also a private bunkie for extra guests.

Bunkie sleeps up to 6 additional people – 2 double beds and 2 single beds. The double beds are not ‘true’ double beds, they are a bit smaller, with foam mattresses. The two singles are real mattresses.

Exterior

There is a nice beach for children with sand toys and flotation devices for your use. You can walk in from the beach for a swim or dive off the 20’ dock into 8 feet of water. Large grass space to play, relax or sit around the fire pit at any time of day.

If you are a cottager who would like to treat this “little piece of paradise” as your own with respect, you are welcome to spend some quality time here.

Rental Rates

Rental rates include all booking fees and taxes, if applicable. Based on 8 people. $105/extra person. Max 14 people. Children under 1 year of age are free.

House Rules & Cancellations

REQUIREMENT: Before accepting or sending an offer, we will request necessary personal & group information. With this information, a Cottage Rental Agreement (CRA) will be issued (containing property & booking details) that will need to be signed by all guests (age 18+) staying at the cottage. Please read below for a “sample" Cottage Rental Agreement + Liability Waiver.

Terms and Conditions
(Specific terms and conditions may vary according to each cottage)

Cottage Cleaning
Unless extra cleaning service is purchased and specified in your contract, the cottage must be left in the same condition as you found it, ready for the next visitors (specific details will be in the final Cottage Rental Agreement).

Garbage
All garbage and recycling disposal is the responsibility of the rental client. Garbage is to be placed in garbage bags/recycling boxes and stored safely so that animals cannot get into it. Information and location of the garbage dump specific to the cottage will be provided in the final Cottage Rental Agreement.

Water/Plumbing/Septic System
There are strict rules with regards to septic systems. Failure to follow these rules may result in thousands of dollars in repairs.
1. Only bodily waste materials and toilet paper can be flushed down the toilet. NO FEMININE/BABY PRODUCTS: TAMPONS, PADS, DIAPERS, WIPES.
2. Do not put any solid waste materials or grease down the sink drains.

As most cottages draw water from the lake and only some have water purification systems, you may wish to bring your own drinking water.

Camp/Cooking Fires
Small campfires are permitted as directed by the Ministry of Natural Resources. Please identify and adhere to local fire bans when imposed by local authorities (especially during dry/fire season). Do not burn plastic, tin cans, glass, or any other items that should not be in the fire. Always drown out your fire with plenty of water when left unattended, in particular before going to bed. For the use of firewood, there may be a charge from the owner, approx. $25.00 per cart/wheelbarrow.

No Extra Guests/Parties
If you plan on having any additional guests, you must request permission from the owner.

No Smoking
All of our cottages are Non Smoking of any kind in the interior (specific details will be in the final Cottage Rental Agreement).

Pets
If your pet has been approved by the cottage owner, you are solely responsible for its actions and whereabouts (specific details will be in the final Cottage Rental Agreement).

Damage Deposit
If there is any damage to the cottage the claim will be handled between the client and Airbnb.
If there are any noise complaints from the neighbours &/or if the Police are called to the cottage for any negative reason, the owner will have the right to hold back some or all of your damage deposit. Some of this money held back may or may not go to appease the neighbours who have been inconvenienced.

Cancellation Policy:
Any cancellation by the rental client must be in writing and emailed to Kawartha Cottage Vacations admin@kawarthacottagevacations.ca On receipt of such notice, we shall endeavour to re-rent the property for the period of the original booking. Any cancellation must be at any time but no less than 90 days prior to the original date of check in.
If we are successful in re-renting, the cancelling client will be reimbursed all original funds minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If we are unsuccessful in re-renting the cottage, all original funds (minus the $150.00 KCV Administration Fee) can be put forward to another cottage rental, at this same cottage, within 1 year (no later than 1 year of your original rental date), during the same season of the next year, of the original rental date (based on availability and at the advertised rates in existence at the time of rebooking).
All “extra persons fees” are non-refundable
If the cancellation notice is less than 90 days prior to the check-in date, and we are unsuccessful in re-renting the cottage for the same dates, all funds will be forfeited. If, however, we are successful in re-renting the cottage for the same dates, the cancelling client will be reimbursed 50% of the original funds paid minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If the outstanding balance of the rental fee as per the CRA is not received at least 28 days prior to the commencement of your rental period and you have not notified us to admin@kawarthacottagevacations.ca, the owner will have the right to cancel your reservation and your deposit is forfeited.

Amendment Policy:
Any amendment or revision to the CRA (Cottage Rental Agreement) requested by the rental client will be subject to a non-refundable fee of $30.00 for each amendment.
