A short hour and forty five minute drive from the GTA brings you to this gem of a cottage, Powell Cottage on Galla Lake, nestled with 42 other cottages on a small lake that warms up early in the year for swimming! The combination of rustic meets contemporary allows you to enjoy the great outdoors with many of the same luxuries you would have at home. A true cottage experience, including outside fires for marshmallow roasting, canoes for cruising, and a perfect atmosphere for enjoying whatever relaxing pursuits you desire.

Interior

A spacious kitchen large enough for 2 or 3 to work on dinner without colliding leads into a grand pine table for dinner, easily seating 10 or more. Kitchen includes microwave, coffee maker and blender. The living room features a blend of comfort for relaxing and includes a futon for additional sleeping arrangements as necessary, with access to a large screened in porch for relaxed reflection on the day. Also has a children’s bedroom, complete with bunkbeds and nightlights, as well as a secondary bedroom with a comfy double bed. The master bedroom has a queen sized bed and is great for recouping from the day! The washroom is fully set up with a tub, shower, sink and toilet for your use.

Additionally, there is a sleeper cabin with a double bed, washroom, microwave, 2 burner stovetop and fridge, as well as dining facilities and a place to read and relax.

Exterior

Bala and Mactier are only minutes away to enjoy a piece of Muskoka town life. There is a train museum in Mactier and a variety of events throughout the summer in Bala, including musical acts at the infamous Key. Both towns have all amenities available, including groceries, gas, hardware and of course LCBO.

LOCATION AND HOW TO GET TO THE COTTAGE
From Toronto: make your way to Barrie on the 400 N, continuing through the city and staying on 400 at the 11 split. Approximately 40 km will take you to 12 Mile Bay Rd, which is your exit. If you cross the Moon River bridge, you have gone too far. Stay on this road for 6 km, taking the left onto Galla Lake road (the only left there is). Follow the road as it curves to the right into the trees, and the 3rd exit on the left (Fire Sign 65). Take it, 2nd driveway, and you are here! Rental Rates

Rental rates include all booking fees and taxes, if applicable. Based on 10 people. $105/extra person. 12 people maximum. Children under 1 year of age are free.

House Rules & Cancellations

REQUIREMENT: Before accepting or sending an offer, we will request necessary personal & group information. With this information, a Cottage Rental Agreement (CRA) will be issued (containing property & booking details) that will need to be signed by all guests (age 18+) staying at the cottage. Please read below for a “sample" Cottage Rental Agreement + Liability Waiver.

Terms and Conditions

Cottage Cleaning
Unless extra cleaning service is purchased and specified in your contract, the cottage must be left in the same condition as you found it, ready for the next visitors (specific details will be in the final Cottage Rental Agreement).

Garbage
All garbage and recycling disposal is the responsibility of the rental client. Garbage is to be placed in garbage bags/recycling boxes and stored safely so that animals cannot get into it. Information and location of the garbage dump specific to the cottage will be provided in the final Cottage Rental Agreement.

Water/Plumbing/Septic System
There are strict rules with regards to septic systems. Failure to follow these rules may result in thousands of dollars in repairs.
1. Only bodily waste materials and toilet paper can be flushed down the toilet. NO FEMININE/BABY PRODUCTS: TAMPONS, PADS, DIAPERS, WIPES.
2. Do not put any solid waste materials or grease down the sink drains.

As most cottages draw water from the lake and only some have water purification systems, you may wish to bring your own drinking water.

Camp/Cooking Fires
Small campfires are permitted as directed by the Ministry of Natural Resources. Please identify and adhere to local fire bans when imposed by local authorities (especially during dry/fire season). Do not burn plastic, tin cans, glass, or any other items that should not be in the fire. Always drown out your fire with plenty of water when left unattended, in particular before going to bed. For the use of firewood, there may be a charge from the owner, approx. $25.00 per cart/wheelbarrow.

No Extra Guests/Parties
If you plan on having any additional guests, you must request permission from the owner.

No Smoking
All of our cottages are Non Smoking of any kind in the interior (specific details will be in the final Cottage Rental Agreement).

Pets
If your pet has been approved by the cottage owner, you are solely responsible for its actions and whereabouts (specific details will be in the final Cottage Rental Agreement).

Damage Deposit
If there is any damage to the cottage the claim will be handled between the client and Airbnb.
If there are any noise complaints from the neighbours &/or if the Police are called to the cottage for any negative reason, the owner will have the right to hold back some or all of your damage deposit. Some of this money held back may or may not go to appease the neighbours who have been inconvenienced.

Cancellation Policy:
Any cancellation by the rental client must be in writing and emailed to Kawartha Cottage Vacations admin@kawarthacottagevacations.ca On receipt of such notice, we shall endeavour to re-rent the property for the period of the original booking. Any cancellation must be at any time but no less than 90 days prior to the original date of check in.
If we are successful in re-renting, the cancelling client will be reimbursed all original funds minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If we are unsuccessful in re-renting the cottage, all original funds (minus the $150.00 KCV Administration Fee) can be put forward to another cottage rental, at this same cottage, within 1 year (no later than 1 year of your original rental date), during the same season of the next year, of the original rental date (based on availability and at the advertised rates in existence at the time of rebooking).
All “extra persons fees” are non-refundable
If the cancellation notice is less than 90 days prior to the check-in date, and we are unsuccessful in re-renting the cottage for the same dates, all funds will be forfeited. If, however, we are successful in re-renting the cottage for the same dates, the cancelling client will be reimbursed 50% of the original funds paid minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If the outstanding balance of the rental fee as per the CRA is not received at least 28 days prior to the commencement of your rental period and you have not notified us to admin@kawarthacottagevacations.ca, the owner will have the right to cancel your reservation and your deposit is forfeited.

Amendment Policy:
Any amendment or revision to the CRA (Cottage Rental Agreement) requested by the rental client will be subject to a non-refundable fee of $30.00 for each amendment.
