Northern Avenue Chalet is a newly renovated 2-story Lux chalet style cottage, clean and pristine. Even though Canadian summers are unpredictable, you can count on the beautiful environment of this cottage- its relaxing vibe, and gorgeous ambiance is palpable. Natural landscaping and chock full of all the comforts of home, you will thoroughly enjoy this stunning home in equally stunning surroundings located on the waterfront of Little Bald Lake.

The lake offers wonderful water time – directly in front of the cottage you can wade in which is great for children and seniors, go for deep water swimming in the main part of the lake, which is also perfect for kayaking.

Northern Avenue is as stunning inside as it is out. If you prefer to cottage in style, this rental is for you! No roughing it here – savour the comfort in the fully redesigned interior which will feel like a five-star vacation. Although a cottage, it is a fully equipped upscale home, and just that much better for being on the lake. If you appreciate the feel and comfort of beauty and comfort in tandem, you will love this chalet! You are surrounded by its palpable relaxing vibe, and gorgeous ambiance “ahhh – insert deep breath here” the moment you hit the driveway. Natural landscaping greets you amidst ample parking.

You arrive at the front door, enter the kitchen and main space which houses the sitting room with expansive ceilings and overlook from above. The main floor holds two bedrooms and one bathroom. The see-through staircase beckons you to the rear where the property continues to shine – dock, large firepit and coordinating “ice hut’ for the unique pleasure of glamping even closer to the water’s edge. Up the stairs are two more fully equipped bedroom suites and Lux ensuite bathroom. The lower level features a walk out to flat water access, and continues to share in the comfort and delight of a large sectional, secondary family room, TV and two additional bedrooms and one more bathroom.

Although the Trent Severn is a weedy water zone, the weeds are controlled by using screens and constant maintenance. The waterfront is managed seasonally and the ability to utilize the water is vast. Our family utilizes the water front to wade, and float and enjoy the beauty of the surroundings. When waterskiing and diving is preferred, a short kayak or boat ride to the deeper areas is recommended.

You are near the quaint towns of Bobcaygeon and Buckhorn featuring the famous Kawartha Dairy, Kawartha Lakes Art Gallery, Bigley’s Shopping, Sandy Lake Beach and more. Sandy Lake Beach is a short drive away and is excellent for children of all ages. There are numerous golf courses in the area.

Rental rates include all booking fees and taxes, if applicable. Based on 10 people. $200/extra person. Max 16 people. Children under 1 year of age are free.

House Rules & Cancellations

REQUIREMENT: Before accepting or sending an offer, we will request necessary personal & group information. With this information, a Cottage Rental Agreement (CRA) will be issued (containing property & booking details) that will need to be signed by all guests (age 18+) staying at the cottage. Please read below for a “sample" Cottage Rental Agreement + Liability Waiver.

Terms and Conditions

Cottage Cleaning
Unless extra cleaning service is purchased and specified in your contract, the cottage must be left in the same condition as you found it, ready for the next visitors (specific details will be in the final Cottage Rental Agreement).

Garbage
All garbage and recycling disposal is the responsibility of the rental client. Garbage is to be placed in garbage bags/recycling boxes and stored safely so that animals cannot get into it. Information and location of the garbage dump specific to the cottage will be provided in the final Cottage Rental Agreement.

Water/Plumbing/Septic System
There are strict rules with regards to septic systems. Failure to follow these rules may result in thousands of dollars in repairs.
1. Only bodily waste materials and toilet paper can be flushed down the toilet. NO FEMININE/BABY PRODUCTS: TAMPONS, PADS, DIAPERS, WIPES.
2. Do not put any solid waste materials or grease down the sink drains.

As most cottages draw water from the lake and only some have water purification systems, you may wish to bring your own drinking water.

Camp/Cooking Fires
Small campfires are permitted as directed by the Ministry of Natural Resources. Please identify and adhere to local fire bans when imposed by local authorities (especially during dry/fire season). Do not burn plastic, tin cans, glass, or any other items that should not be in the fire. Always drown out your fire with plenty of water when left unattended, in particular before going to bed. For the use of firewood, there may be a charge from the owner, approx. $25.00 per cart/wheelbarrow.

No Extra Guests/Parties
If you plan on having any additional guests, you must request permission from the owner.

No Smoking
All of our cottages are Non Smoking of any kind in the interior (specific details will be in the final Cottage Rental Agreement).

Pets
If your pet has been approved by the cottage owner, you are solely responsible for its actions and whereabouts (specific details will be in the final Cottage Rental Agreement).

Damage Deposit
If there is any damage to the cottage the claim will be handled between the client and Airbnb.
If there are any noise complaints from the neighbours &/or if the Police are called to the cottage for any negative reason, the owner will have the right to hold back some or all of your damage deposit. Some of this money held back may or may not go to appease the neighbours who have been inconvenienced.

Cancellation Policy:
Any cancellation by the rental client must be in writing and emailed to Kawartha Cottage Vacations admin@kawarthacottagevacations.ca On receipt of such notice, we shall endeavour to re-rent the property for the period of the original booking. Any cancellation must be at any time but no less than 90 days prior to the original date of check in.
If we are successful in re-renting, the cancelling client will be reimbursed all original funds minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If we are unsuccessful in re-renting the cottage, all original funds (minus the $150.00 KCV Administration Fee) can be put forward to another cottage rental, at this same cottage, within 1 year (no later than 1 year of your original rental date), during the same season of the next year, of the original rental date (based on availability and at the advertised rates in existence at the time of rebooking).
All “extra persons fees” are non-refundable
If the cancellation notice is less than 90 days prior to the check-in date, and we are unsuccessful in re-renting the cottage for the same dates, all funds will be forfeited. If, however, we are successful in re-renting the cottage for the same dates, the cancelling client will be reimbursed 50% of the original funds paid minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If the outstanding balance of the rental fee as per the CRA is not received at least 28 days prior to the commencement of your rental period and you have not notified us to admin@kawarthacottagevacations.ca, the owner will have the right to cancel your reservation and your deposit is forfeited.

Amendment Policy:
Any amendment or revision to the CRA (Cottage Rental Agreement) requested by the rental client will be subject to a non-refundable fee of $30.00 for each amendment.
