Welcome to Larryland Adventures, a private and spacious home on Indian River, surrounded by 27 acres of nature and a variety of activities to enjoy in the home and around the property. Start your day in the breakfast nook or dining room enjoying the open space created by cathedral ceilings and superb views from the many floor to ceiling windows. Early risers can move outside onto the east side of the wrap around deck to enjoy nature’s quiet while taking in the sunrise. You may want to return at the end of your day to the west side to enjoy the superb sunset. Have a BBQ and eat in or out of doors seated at one of the many dining tables or the canopied picnic area. Choose to sunbathe or play on the river front where the shallow water is great for kids, sit in chairs in the river on a hot day, swim in the shallow river or the pond. During your stay enjoy some of the many other activities such as going for a nature walk, biking the trails, going for a paddle in the kayaks to explore the river, or playing beach volleyball.

If you wish to be indoors, curl up with a good book in the family room, enjoy the basement games room with ping pong, foosball, and board games, or watch movies and listen to music. Have a workout in the fitness room followed by a relaxing sauna. For evening relaxation, settle in at the fire pit close by the water – an excellent spot for spending family time under the stars, enjoying a campfire and roasting marshmallows. In winter, cosy up by one of the fireplaces after a day of skiing or snowshoeing and relax over a hot drink.

Note: At Larryland Adventures, the owners hold “Team Building and Outdoor Adventure” groups and activities. Through these many activities such as low ropes, canoeing, kayaking, etc., “Plans for Success in Life, School, Sports and Work” are accomplished. For your peace of mind, while you are at Larryland Adventures there will be no such activities happening with other groups or teams. The home, property, and waterfront, will be yours for the duration of your vacation. However, some of the activities may remain set up. If you wish to use them it will need to be at your own risk. Please always have parental supervision where children are concerned as activities like the low ropes may cause injury. Alcohol or recreational drugs of any kind, should never be consumed or involved when using any of the Larryland Adventures facilities or activities.

Rental Rates

Rates are based on 10 guests. $210 will be charged per extra guest. Maximum 14 guests are allowed. Children under 1 year of age are free.

House Rules & Cancellations

REQUIREMENT: Before accepting or sending an offer, we will request necessary personal & group information. With this information, a Cottage Rental Agreement (CRA) will be issued (containing property & booking details) that will need to be signed by all guests (age 18+) staying at the cottage. Please read below for a “sample" Cottage Rental Agreement + Liability Waiver.

Cottage Cleaning
Unless extra cleaning service is purchased and specified in your contract, the cottage must be left in the same condition as you found it, ready for the next visitors (specific details will be in the final Cottage Rental Agreement).

All garbage and recycling disposal is the responsibility of the rental client. Garbage is to be placed in garbage bags/recycling boxes and stored safely so that animals cannot get into it. Information and location of the garbage dump specific to the cottage will be provided in the final Cottage Rental Agreement.

Water/Plumbing/Septic System
There are strict rules with regards to septic systems. Failure to follow these rules may result in thousands of dollars in repairs.
1. Only bodily waste materials and toilet paper can be flushed down the toilet. NO FEMININE/BABY PRODUCTS: TAMPONS, PADS, DIAPERS, WIPES.
2. Do not put any solid waste materials or grease down the sink drains.

As most cottages draw water from the lake and only some have water purification systems, you may wish to bring your own drinking water.

Camp/Cooking Fires
Small campfires are permitted as directed by the Ministry of Natural Resources. Please identify and adhere to local fire bans when imposed by local authorities (especially during dry/fire season). Do not burn plastic, tin cans, glass, or any other items that should not be in the fire. Always drown out your fire with plenty of water when left unattended, in particular before going to bed. For the use of firewood, there may be a charge from the owner, approx. $25.00 per cart/wheelbarrow.

No Extra Guests/Parties
If you plan on having any additional guests, you must request permission from the owner.

No Smoking
All of our cottages are Non Smoking of any kind in the interior (specific details will be in the final Cottage Rental Agreement).

If your pet has been approved by the cottage owner, you are solely responsible for its actions and whereabouts (specific details will be in the final Cottage Rental Agreement).

Damage Deposit
If there is any damage to the cottage the claim will be handled between the client and Airbnb.
If there are any noise complaints from the neighbours &/or if the Police are called to the cottage for any negative reason, the owner will have the right to hold back some or all of your damage deposit. Some of this money held back may or may not go to appease the neighbours who have been inconvenienced.

Cancellation Policy:
Any cancellation by the rental client must be in writing and emailed to Kawartha Cottage Vacations On receipt of such notice, we shall endeavour to re-rent the property for the period of the original booking. Any cancellation must be at any time but no less than 90 days prior to the original date of check in.
If we are successful in re-renting, the cancelling client will be reimbursed all original funds minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If we are unsuccessful in re-renting the cottage, all original funds (minus the $150.00 KCV Administration Fee) can be put forward to another cottage rental, at this same cottage, within 1 year (no later than 1 year of your original rental date), during the same season of the next year, of the original rental date (based on availability and at the advertised rates in existence at the time of rebooking).
All “extra persons fees” are non-refundable
If the cancellation notice is less than 90 days prior to the check-in date, and we are unsuccessful in re-renting the cottage for the same dates, all funds will be forfeited. If, however, we are successful in re-renting the cottage for the same dates, the cancelling client will be reimbursed 50% of the original funds paid minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If the outstanding balance of the rental fee as per the CRA is not received at least 28 days prior to the commencement of your rental period and you have not notified us to, the owner will have the right to cancel your reservation and your deposit is forfeited.

Amendment Policy:
Any amendment or revision to the CRA (Cottage Rental Agreement) requested by the rental client will be subject to a non-refundable fee of $30.00 for each amendment.
