Rental Rates

2017 Rates:
Jan 1st to June 12th - 3 day/2 night minimum rental required with mid week options available: $725
June 12th to Sept 4th - 8 day / 7 night minimum rental required - Saturday to Saturday: $2400 per week - sleeps 10 or $2600 per week for 12 with extra bunkie
Sept 4th - Dec 31st - 3 day/2 night minimum rental required with mid week options available: $675

NOTE: We do sometimes have partial week opportunities in July and August so please reach out to confirm. We also can offer special rates for 2 weeks or more.

Security Deposit: $500 refundable

House Rules & Cancellations

Note: Note: 8 adults and up to 4 children - sorry no exceptions

We Only Rent To Adults over 25 Years Old or Families. Our cottages are not intended for loud parties so if this is your intent, please rent somewhere else.

Note: If we receive noise complaints we will personally call the authorities and you will be asked to leave -without- refund.

Note: You must clean the cottage before you leave - no question. Any garbage left will be charged at $50 per bag.

- No loud noise, no parties
- Quite hours 10 pm - 7 am
- No shoes in the house
- No parties, drugs or illegal activity allowed
- Absolutely no smoking of any kind in the property - immediate eviction with no refunds.
- Do not cook heavy spice or anything that has a strong smell. Please respect that other guests coming in after might not like the odors.

- Only registered guests allowed on property. If an unregistered guests stays you will be charged $70 per night per night per extra guest and this be taken from your security deposit.
- Please wash all dishes before checkout
- Please turn off all lights when not in use
- Quiet hour is after 10pm on week nights and 10pm on weekends
- All garbage and recycling should be removed from the unit upon checkout
- The cleaning fee covers a basic clean, excessive dirtiness will result in an additional cleaning charge
- Any lost or damaged items will be charged back to the guest
-Do not consider walking through our cottage with your shoes on
- Guests are not permitted to upload or download any illegal internet content during your stay with us

Check out: Unless previously approved, the checkout is 11am. Any later time will be charged at $100 per hour and a minimum of 1 hour. There is no prorate; if you check out at 12:20 you will be charged an additional $200. We run a business and cannot have folks waiting to verify the cottage and/or waiting to check-in due to a late check out. Note: We will grant late check out occasionally if we can make it work so be sure to ask -well- in advance.
Propane and BBQ Use: Please note that we do have a BBQ onsite and have tanks that should have propane in them when you arrive. However, Propane usage is very difficult to manage from renter to the next and unfortunately we have no good way to stay ahead of that. Two options are available for Propane. 1 - you can bring your own and we will reimburse you $20 off your stay or 2, should you arrive and there isn't propane please have the tank or tanks swapped in Ferndale, Tobermory or Wiarton (during your travels) and we will etransfer you the funds. Again, unfortunately we don't have a way to get propane to you as we don't live onsite and my cleaners are very busy.

Further note: From time to time an automatic BBQ starter might need to have a battery replaced or a light bulb burns out - this doesn't mean the BBQ does work or we don't have replacement blubs. Operationally, some items stop performing during the most inopportune times and as a cottage owner we have no way of gaging that. We always have extra BBQ lighters and light bulbs and will not be arriving on site to assist with those items.
Note: The number of guests approved is the number of guest approved. If by chance you feel inclined to invite more people last minute and include pets that have not been approved you will forfeit your stay immediately and you will be escorted out and your $500 security deposit will be forfeited, as well.

Consideration for others:
Please note that our cottages are suited for families and groups of professionals. Because there are other cottages and families in our cottage community we do not tolerate loud music, parties, or rowdy behavior. If are made aware of such in appropriate behavior you will be asked to leave and/or the police will be called.

Number of Persons Using the Cottage:
The number of persons present overnight and during the day on the property shall not exceed the number of guests listed on the rental agreement, without prior authorization from the owner.

Renters who exceed the maximum numbers stated for each cottage will be subject to immediate eviction without refund. Additionally, a fee of $200 per additional person will be charged for the inconvenience.
There will be no subletting of the cottage property permitted. Where separate parties will be occupying the property at different time periods, booking forms must be completed for each party. There shall be no camping, tenting, or otherwise placing other accommodation facilities on the property without prior written authorization.

Access:
The Property Owner and/or the Owner's agents shall be allowed access to cottage at any reasonable time during any vacation occupancy.

Repair:
The Renter shall keep the cottage and all furniture, fixtures, chattels, fittings, and effects in or about the cottage in the same state of repair and condition as at the commencement of the vacation, and shall leave the cottage in the same state of cleanliness and general order in which it was found. Failure to do so, to the satisfaction of the Owner, may result in a damage/cleaning charge being levied.

Pets, Smoking, and Other Conditions of Booking:
Smoking is NOT permitted in the cottage. Please ensure that all cigarettes butts, or cigars are properly disposed of outside and should not be left on the ground.
The Renter shall abide by the conditions of booking and any other instructions contained in the Cottage Rules, Inventory Listing and/or as noted by Airbnb's policies. All such conditions apply to guests visiting the property.
No Pets are permitted on the property unless agreed upon by the owner. If a pet is brought or allowed at the cottage during the renters stay without permission, this will result in immediate eviction and you will be charged a penalty fee of $500.

Any Renter who contravenes said conditions shall be subject to immediate eviction without refund and/or a penalty of $100.00 per day at the discretion of the owner.

Any Renter requesting return of items left at a property will be subject to a minimum $25.00 Administration fee for return of said requested items.

Household Rules/Route Directions/Booking Confirmations/Cleaning:
The owner will provide Cottage Rules and Travel Directions for the cottage two weeks prior to your stay. If the Renter has not received these documents one week prior to the holiday period, the Renter shall notify the Owner and obtain said documentation.

The Renter is expected to leave the cottage in the same condition that it was in upon their arrival, and is responsible for the cleaning of the cottage before they leave and removing their own garbage and recycling. Should you have any issues with this please contact us immediately. Note: Garbage left behind will be charged at $50 per bag.

Cleaning supplies are provided. Consumables (like toilet paper) are not provided though there typically is some onsite so please feel free to use it. Additionally, we do have shampoos and conditioners but we do ask that you bring your own, as well. The Client agrees to read and abide by the Cottage Rules. Any additional cleaning required, breakage or damage to inventory, equipment or any other part of cottage property, above and beyond normal “wear and tear" will result in additional charge at the owner's discretion. If the owner does not feel that the damage deposit will adequately cover the costs of the damage incurred, the owner will seek to gain further restitution from the renter.

Keys:
The Renter agrees to return the cottage keys as directed in the Cottage rules. The Renter agrees to pay a $75.00 charge for failure to return the keys within the stipulated time

Firearms:
Under no circumstances are firearms allowed on our property. If we are notified that firearms are being used during your stay, the police will be called immediately and you will be evicted immediately with NO REFUND.

Limitations of Liability:
The renter(s) represent, warrant, acknowledge, and agree with the Property Owners that they will use the cottage and its facilities in accordance with the terms and conditions of the booking agreement and the Cottage rules and that they do so at our own risk and that they indemnify and save the Property Owners harmless from any claim made as a result of personal injury, sickness or death, loss or damage, however caused, to person or property of the we/us, his/her family, or guests, during or after the time of occupancy. Further, the renter accepts full responsibility of the use of any recreational equipment, such as boats and motors, etc. and agree to pay for any repairs to damage to or replacement of said equipment, if caused by me/us, my/our family or guests.
