Family Friendly Stoney Lake Cottage is a cozy, newly renovated and decorated cottage located on the clean, clear waters of Stoney Lake. Well-insulated, it is comfortable all year round. Entering the cottage through the screened in porch, you find the perfect setting for relaxing, breakfast for two or reading a book as you look out over the lake. The open plan living space makes for a fun social atmosphere that includes lots of windows and natural light. The kitchen is spacious with lots of room for food prep and cooking. Separating the kitchen and living room is a beautiful walnut bar top, a wonderful spot for dining or socializing as you look out the large front window to the lake. The main floor living room is very spacious with comfy seating options including a new leather couch with a queen size pull out bed. Of the three bedrooms, one is a cozy loft with a great view of the lake from the 3 skylights.

The cottage gets all day sunshine with some trees for shade. The backyard is fenced on either side with a big beautiful stone patio for outdoor dining and sunbathing. The patio opens onto a large lawn with room for outdoor games that leads to the water where you can enjoy the sandy beach or swim in the lake.

Well-situated for access to many amenities including a convenience store, gas station, boat launch, water craft rentals in Burleigh Falls. Winter accessible and close to many trails for avid snowmobilers.

Rates are based on 10 guests. $210 will be charged per extra guest. Maximum 14 guests are allowed. Children under 1 year of age are free

House Rules & Cancellations

REQUIREMENT: Before accepting or sending an offer, we will request necessary personal & group information. With this information, a Cottage Rental Agreement (CRA) will be issued (containing property & booking details) that will need to be signed by all guests (age 18+) staying at the cottage. Please read below for a “sample" Cottage Rental Agreement + Liability Waiver.

Cottage Cleaning
Unless extra cleaning service is purchased and specified in your contract, the cottage must be left in the same condition as you found it, ready for the next visitors (specific details will be in the final Cottage Rental Agreement).

All garbage and recycling disposal is the responsibility of the rental client. Garbage is to be placed in garbage bags/recycling boxes and stored safely so that animals cannot get into it. Information and location of the garbage dump specific to the cottage will be provided in the final Cottage Rental Agreement.

Water/Plumbing/Septic System
There are strict rules with regards to septic systems. Failure to follow these rules may result in thousands of dollars in repairs.
1. Only bodily waste materials and toilet paper can be flushed down the toilet. NO FEMININE/BABY PRODUCTS: TAMPONS, PADS, DIAPERS, WIPES.
2. Do not put any solid waste materials or grease down the sink drains.

As most cottages draw water from the lake and only some have water purification systems, you may wish to bring your own drinking water.

Camp/Cooking Fires
Small campfires are permitted as directed by the Ministry of Natural Resources. Please identify and adhere to local fire bans when imposed by local authorities (especially during dry/fire season). Do not burn plastic, tin cans, glass, or any other items that should not be in the fire. Always drown out your fire with plenty of water when left unattended, in particular before going to bed. For the use of firewood, there may be a charge from the owner, approx. $25.00 per cart/wheelbarrow.

No Extra Guests/Parties
If you plan on having any additional guests, you must request permission from the owner.

No Smoking
All of our cottages are Non Smoking of any kind in the interior (specific details will be in the final Cottage Rental Agreement).

If your pet has been approved by the cottage owner, you are solely responsible for its actions and whereabouts (specific details will be in the final Cottage Rental Agreement).

Damage Deposit
If there is any damage to the cottage the claim will be handled between the client and Airbnb.
If there are any noise complaints from the neighbours &/or if the Police are called to the cottage for any negative reason, the owner will have the right to hold back some or all of your damage deposit. Some of this money held back may or may not go to appease the neighbours who have been inconvenienced.

Cancellation Policy:
Any cancellation by the rental client must be in writing and emailed to Kawartha Cottage Vacations On receipt of such notice, we shall endeavour to re-rent the property for the period of the original booking. Any cancellation must be at any time but no less than 90 days prior to the original date of check in.
If we are successful in re-renting, the cancelling client will be reimbursed all original funds minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If we are unsuccessful in re-renting the cottage, all original funds (minus the $150.00 KCV Administration Fee) can be put forward to another cottage rental, at this same cottage, within 1 year (no later than 1 year of your original rental date), during the same season of the next year, of the original rental date (based on availability and at the advertised rates in existence at the time of rebooking).
All “extra persons fees” are non-refundable
If the cancellation notice is less than 90 days prior to the check-in date, and we are unsuccessful in re-renting the cottage for the same dates, all funds will be forfeited. If, however, we are successful in re-renting the cottage for the same dates, the cancelling client will be reimbursed 50% of the original funds paid minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If the outstanding balance of the rental fee as per the CRA is not received at least 28 days prior to the commencement of your rental period and you have not notified us to, the owner will have the right to cancel your reservation and your deposit is forfeited.

Amendment Policy:
Any amendment or revision to the CRA (Cottage Rental Agreement) requested by the rental client will be subject to a non-refundable fee of $30.00 for each amendment.
