Sitting tall upon a rock, Crann Bethadh (Tree of Life) is a stunning custom built log and timber frame cottage available for your lakeside holiday! Open concept with vaulted ceilings and large windows add to the spacious, bright feeling of this amazing cottage. Located in a quiet bay on Fairy Lake Island – access by boat only. It offers air conditioning and heat for year round comfort.

The cottage has a great room with large wood burning fireplace, gourmet kitchen, separate dining room and a large loft area with a 50″ TV and PlayStation. A Weber bbq is located just outside on the deck to handle all of your bbq needs. There is also a beautiful outdoor covered porch with wood burning fireplace and fire table, as well as a screened in porch with a beautiful gas fireplace – your choice of the perfect place for a rainy day or when you need a break from the sun. Relax in the saltwater hot tub (use at your own risk) on the large outside deck. For time at the water, there is a sandy beach with a gradual entry into the water or you can jump in off the dock. There is a large trampoline and swim mat for those who like to play in the water. Enjoy exploring the area by boat, canoe, kayak, paddleboard or hiking, or cozy up by one of the four fireplaces with a good book and a glass of wine! Delight in a beautiful sunset every night!

Nature abounds at this retreat. In the spring, turtles lay eggs in the backyard. Herons fly overhead, osprey fish in the bay, loons nest nearby and the lucky ones get to see their babies. Some of the best fishing on the lake happens minutes from the cottage or right off the dock.

Well-situated for access to many amenities including a convenience store, gas station, boat launch, water craft rentals in Burleigh Falls. Winter accessible after freeze-up and close to many trails for avid snowmobilers. Don’t miss the chance to enjoy this beautiful lakeside retreat!

Cottage water: from the lake – UV and water filtration system. It is recommended that guests bring drinking water.

Indoor entertainment: TV’s (in 2 bedrooms & great room) + Apple TV (in master bedroom), Netflix, WiFi – Nexicom 3G wireless internet fed from local tower which can be affected during inclement weather. In addition, the speed of the internet slows when there is a lot of traffic on the tower from the surrounding cottages.

The cottage sleeps 8 people comfortably. The maximum occupancy is 12. Guests must bring air mattresses for any person not sleeping in a bed. Sleeping on the couch is not permitted.

Rates are based on 10 guests. $500 will be charged per extra guest. Maximum 12 guests are allowed. Children under 1 year of age are free.

House Rules & Cancellations

REQUIREMENT: Before accepting or sending an offer, we will request necessary personal & group information. With this information, a Cottage Rental Agreement (CRA) will be issued (containing property & booking details) that will need to be signed by all guests (age 18+) staying at the cottage. Please read below for a “sample" Cottage Rental Agreement + Liability Waiver.

Cottage Cleaning
Unless extra cleaning service is purchased and specified in your contract, the cottage must be left in the same condition as you found it, ready for the next visitors (specific details will be in the final Cottage Rental Agreement).

All garbage and recycling disposal is the responsibility of the rental client. Garbage is to be placed in garbage bags/recycling boxes and stored safely so that animals cannot get into it. Information and location of the garbage dump specific to the cottage will be provided in the final Cottage Rental Agreement.

Water/Plumbing/Septic System
There are strict rules with regards to septic systems. Failure to follow these rules may result in thousands of dollars in repairs.
1. Only bodily waste materials and toilet paper can be flushed down the toilet. NO FEMININE/BABY PRODUCTS: TAMPONS, PADS, DIAPERS, WIPES.
2. Do not put any solid waste materials or grease down the sink drains.

As most cottages draw water from the lake and only some have water purification systems, you may wish to bring your own drinking water.

Camp/Cooking Fires
Small campfires are permitted as directed by the Ministry of Natural Resources. Please identify and adhere to local fire bans when imposed by local authorities (especially during dry/fire season). Do not burn plastic, tin cans, glass, or any other items that should not be in the fire. Always drown out your fire with plenty of water when left unattended, in particular before going to bed. For the use of firewood, there may be a charge from the owner, approx. $25.00 per cart/wheelbarrow.

No Extra Guests/Parties
If you plan on having any additional guests, you must request permission from the owner.

No Smoking
All of our cottages are Non Smoking of any kind in the interior (specific details will be in the final Cottage Rental Agreement).

If your pet has been approved by the cottage owner, you are solely responsible for its actions and whereabouts (specific details will be in the final Cottage Rental Agreement).

Damage Deposit
If there is any damage to the cottage the claim will be handled between the client and Airbnb.
If there are any noise complaints from the neighbours &/or if the Police are called to the cottage for any negative reason, the owner will have the right to hold back some or all of your damage deposit. Some of this money held back may or may not go to appease the neighbours who have been inconvenienced.

Cancellation Policy:
Any cancellation by the rental client must be in writing and emailed to Kawartha Cottage Vacations On receipt of such notice, we shall endeavour to re-rent the property for the period of the original booking. Any cancellation must be at any time but no less than 90 days prior to the original date of check in.
If we are successful in re-renting, the cancelling client will be reimbursed all original funds minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If we are unsuccessful in re-renting the cottage, all original funds (minus the $150.00 KCV Administration Fee) can be put forward to another cottage rental, at this same cottage, within 1 year (no later than 1 year of your original rental date), during the same season of the next year, of the original rental date (based on availability and at the advertised rates in existence at the time of rebooking).
All “extra persons fees” are non-refundable
If the cancellation notice is less than 90 days prior to the check-in date, and we are unsuccessful in re-renting the cottage for the same dates, all funds will be forfeited. If, however, we are successful in re-renting the cottage for the same dates, the cancelling client will be reimbursed 50% of the original funds paid minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If the outstanding balance of the rental fee as per the CRA is not received at least 28 days prior to the commencement of your rental period and you have not notified us to, the owner will have the right to cancel your reservation and your deposit is forfeited.

Amendment Policy:
Any amendment or revision to the CRA (Cottage Rental Agreement) requested by the rental client will be subject to a non-refundable fee of $30.00 for each amendment.
