Chipmunks Chatter on Shadow Lake boasts great cottage living space both inside and out. The main level is open concept connecting kitchen, dining space and TV / livingroom space which allows you to cook and visit with family and friends at the same time. The island doubles as a great space for eating or playing cards. The cathedral ceiling and floor to ceiling stone fireplace are the focal point on this level. Relax while watching the big screen TV, ExpressVu, Bose Lifestyle stereo system, xBox, and Blu-ray. Each bedroom also has its own TV and ExpressVu or Amazon Fire TV Stick.

This cottage offers spectacular sunsets, clean deep water with great swimming free of weeds either from the end of the dock or just a few steps into shallower water with a sandy bottom. If you prefer being on the water, go for a paddle in the kayak or paddleboat. If you are a sun lover the lakeside boasts a 40 foot dock, lakeside lounging and a great upper level deck for eating and lounging. If you prefer less sun, the back side has a very large flat grassy area for games, a 26’ covered deck with two living spaces: living room style space and a Live Edge bar table space. Enjoy lake views from the outdoor hot tub or the 190 degree view from the games room. For evening relaxation, settle in at one of two fire pits while gazing at the stars, and roasting marshmallows over the campfire. This beautiful property is fully equipped for your summer cottage adventure!

Cottage water: from lake with full filtration system (sediment filter, UV filter and charcoal filter) – potable. Hot water is on demand system thus no risk of running out.

Fully equipped for four season living including the hot sunny weather in summer.

Central air conditioning turned on and set to 22°C / 72°F in the warmest months.

The west-facing windows have either roller shades or black out curtains useful to block heat from the sun, or deal with the glare if it is a movie day.

Heating – propane furnace, woodstove on lower level, propane fireplace on main level

Many of the outdoor lights are controlled via the Wemo app, however you can find switches throughout the cottage.

Power: this cottage is equipped with a Generac stand by generator for the entire home. If power goes out, the Generac will automatically turn on and all will be restored. Use of the cottage, electronics, appliances and hot tub is restored to normal.

Dining table comfortably seats 8, extra folding chairs provided.

Washer and dryer available for your use in lower level bathroom

Kitchen: fully equipped with dishwasher, stove, oven, very large refriderator with four French doors, Keurig coffee maker, Wolf counter top oven, Wolf 2-slice toaster, selection of spices

Ducane BBQ, Cuisinart smoker and pizza oven are located on the back side of the cottage.

Indoor entertainment – lots of great space and activities for a rainy day:

Main floor livingroom offers 80” Panasonic flatscreen TV + Bell ExpressVu + a Bose Lifestyle 600 Bluetooth stereo system + Blu-ray player + Xbox 360. Please note you can access Netflix from the TV interface (cottage login provided).

More TVs are located under the covered deck and each bedroom is equipped with either their own ExpressVu or Amazon Fire TV Stick.

Games room on lower level offers 190 degree lake view: 54” flat screen TV with Bell ExpressVu and Bose Bluetooth stereo that you can hook up to. Also the cottage comes equipped with a great supply of Blu-ray movies, 300+ book library, selection of board games, pool table

Extra Refrigerator / Freezer space – available on request

1 twin and 2 double blow up beds are available upon request

Fairly flat property around the cottage with 10 well built and very easy to use concrete steps to the water (please note that this is a three level cottage as such there are stairs to the loft and the lower level)

Dock: 6’ x 30’ + 10’ L-shape all newly installed 2017 – water is 5-6 feet deep at end of dock

The is dock large enough to hold an 18’ – 21” bowrider/pleasure/ski type boat – boat lift at the dock that can be used for boats up to 18.5 feet (3000 lbs) which can be included in the rental (the lift is electric with a battery for ease of use)

Shadow Lake also has rock bobbers, that show where rocks are and to stay clear, which is great for those not familiar with the lake

6-person lounge / sitting area with propane Napoleon Patio Flame inserted into Live Edge coffee table + bar height 8-foot Live Edge table that easily seats 8 people, complemented with a Crown Verity industrial patio heater

The lake is good for motorboats, water skiing, paddle boarding, kayaking etc.

The cottage is at the widest part of the lake, as such it is great for all the water sports with the water levels at the end of the dock being 6-8 feet deep

Hot tub (7 people) offers awesome private views of the lake. Due to allergies, an alternative copper based system called Rainforest Blue is used to clean the water. Chlorine is used once a week (Fridays)

2 fire pits: one on lake side and one on back side of cottage – fire wood included

Activities Nearby

Norland and Coboconk are both accessible by boat with free government docking available at both towns. Boat from Norland to Coboconk through Gull River, into Shadow Lake, into Silver Lake then Gull River into Coboconk.

Coboconk (12 km), affectionately called Coby, has all the amenities of home – LCBO / Beer Store, Foodland, Pharmacy, the famous Pattie House Smokin’ BBQ, Ryan’s Burgers and Pizza, Subway, Riverbank Pizza Restaurant, and soon to open Shell Gas station with Tim Horton’s.

Norland (9 km) has a couple of general stores and the always amazing Riverside Restaurant (reservations are a must!)

Fenelon Falls (32 km) and Bobcaygeon (42 km) are close and both have great shopping.

Kinmount (14 km) boasts the famous Highland Cinemas that shows all the new releases in a very cool museum-like space.

Rental Rates

Rental rates include all booking fees and taxes, if applicable.

Rates are based on 8 guests. $210 will be charged per extra guest. Maximum 10 guests are allowed. Children under 1 year of age are free.

House Rules & Cancellations

REQUIREMENT: Before accepting or sending an offer, we will request necessary personal & group information. With this information, a Cottage Rental Agreement (CRA) will be issued (containing property & booking details) that will need to be signed by all guests (age 18+) staying at the cottage. Please read below for a “sample" Cottage Rental Agreement + Liability Waiver.

Cottage Cleaning
Unless extra cleaning service is purchased and specified in your contract, the cottage must be left in the same condition as you found it, ready for the next visitors (specific details will be in the final Cottage Rental Agreement).

All garbage and recycling disposal is the responsibility of the rental client. Garbage is to be placed in garbage bags/recycling boxes and stored safely so that animals cannot get into it. Information and location of the garbage dump specific to the cottage will be provided in the final Cottage Rental Agreement.

Water/Plumbing/Septic System
There are strict rules with regards to septic systems. Failure to follow these rules may result in thousands of dollars in repairs.
1. Only bodily waste materials and toilet paper can be flushed down the toilet. NO FEMININE/BABY PRODUCTS: TAMPONS, PADS, DIAPERS, WIPES.
2. Do not put any solid waste materials or grease down the sink drains.

As most cottages draw water from the lake and only some have water purification systems, you may wish to bring your own drinking water.

Camp/Cooking Fires
Small campfires are permitted as directed by the Ministry of Natural Resources. Please identify and adhere to local fire bans when imposed by local authorities (especially during dry/fire season). Do not burn plastic, tin cans, glass, or any other items that should not be in the fire. Always drown out your fire with plenty of water when left unattended, in particular before going to bed. For the use of firewood, there may be a charge from the owner, approx. $25.00 per cart/wheelbarrow.

No Extra Guests/Parties
If you plan on having any additional guests, you must request permission from the owner.

No Smoking
All of our cottages are Non Smoking of any kind in the interior (specific details will be in the final Cottage Rental Agreement).

If your pet has been approved by the cottage owner, you are solely responsible for its actions and whereabouts (specific details will be in the final Cottage Rental Agreement).

Damage Deposit
If there is any damage to the cottage the claim will be handled between the client and Airbnb.
If there are any noise complaints from the neighbours &/or if the Police are called to the cottage for any negative reason, the owner will have the right to hold back some or all of your damage deposit. Some of this money held back may or may not go to appease the neighbours who have been inconvenienced.

Cancellation Policy:
Any cancellation by the rental client must be in writing and emailed to Kawartha Cottage Vacations On receipt of such notice, we shall endeavour to re-rent the property for the period of the original booking. Any cancellation must be at any time but no less than 90 days prior to the original date of check in.
If we are successful in re-renting, the cancelling client will be reimbursed all original funds minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If we are unsuccessful in re-renting the cottage, all original funds (minus the $150.00 KCV Administration Fee) can be put forward to another cottage rental, at this same cottage, within 1 year (no later than 1 year of your original rental date), during the same season of the next year, of the original rental date (based on availability and at the advertised rates in existence at the time of rebooking).
All “extra persons fees” are non-refundable
If the cancellation notice is less than 90 days prior to the check-in date, and we are unsuccessful in re-renting the cottage for the same dates, all funds will be forfeited. If, however, we are successful in re-renting the cottage for the same dates, the cancelling client will be reimbursed 50% of the original funds paid minus any shortfalls (the rental difference from the advertised rental rates and what the re-renting client has paid) & a $150.00 KCV Administration Fee.
If the outstanding balance of the rental fee as per the CRA is not received at least 28 days prior to the commencement of your rental period and you have not notified us to, the owner will have the right to cancel your reservation and your deposit is forfeited.

Amendment Policy:
Any amendment or revision to the CRA (Cottage Rental Agreement) requested by the rental client will be subject to a non-refundable fee of $30.00 for each amendment.
